One-off home with grandeur
The site previously contained a modest bungalow set within acres of land. The client cleared the site and commissioned a one-of-a-kind 6,000 sq.ft, five-bedroom home using off-site fabricated timber frame construction. The design features a double-height atrium entrance with a bespoke curved staircase, a master bedroom suite with a walk-through ensuite, and a quadruple garage to house the owner’s car collection, creating a truly one-off modern mansion.

Contemporary new-builds
Burley Partnership built this pair of complementary yet individual contemporary new-build homes into a steeply sloping site, transforming a barren brownfield plot into two high-value homes in Seaton. The two-storey accommodation sits above large semi-basement integral garages, while inset balconies maximise stunning panoramic coastal views.

Contemporary Class Q barn conversion
A young professional couple purchased a building plot after Burley Partnership successfully secured planning approval through challenging negotiations several years earlier. The clients wanted to put their own stamp on the scheme before self-building an ultra-contemporary home. Burley Partnership value-engineered the design throughout the process and delivered a final outcome with excellent detailing and a high-quality finish.

Collaborative ofice space
Organic are a digital marketing agency that use technology to help their clients build better connections with their audiences. Inspiring interaction is at the heart of all their projects and is an objective that is also present within their own company workforce. Hence the brief for this project was an office space that translated this ambition: to encourage collaboration; facilitate a range of different tasks; and inspire creativity. Carefully curating space to meet the needs of current and future workplace practices and patterns was very important in this brief.

Biophilic office design
AHSN leads the way in organising the development of healthcare, innovation, and teamwork in fruitful and productive ways. Our proposal for the design of their office space centred on the concept to provide a working environment set on enhancing staff wellbeing and reflect the nature of the organisation’s work. The design zoned the office space into areas using bespoke seating pods, screens, high level desk areas and acoustic pods to create flexible working conditions for the staff. A central cafe acts as a hub and gateway to the amphitheatre. A fresh and botanical design which has created a unique office space.

Trendy student study space
The University of Exeter Student Guild provides essential support and services to students, fostering community, wellbeing, and collaboration on campus. The brief for this project was to refresh two floors of their study and social spaces, creating an environment that encourages interaction, flexible working, and a sense of belonging. Bold colours, varied seating, and integrated technology were carefully curated to support a diverse range of study patterns and collaborative activities.

Office space made for gamers
Black Tree Gaming, innovative game developers known for building engaging digital worlds, wanted their new office to reflect the same sense of fun and creativity. Burley Partnership designed a playful workspace that inspires collaboration while also providing space for relaxation. The design incorporates bright colours, quirky details, and a dedicated gaming area, ensuring the office feels as imaginative and dynamic as the team themselves.

Inspiring student collabration space
Burley Partnership focused the brief on transforming the space into a dynamic and inspiring environment for Communication, Drama, and Film students at the University of Exeter, encouraging collaboration, creativity, and social interaction.
The design uses a bold colour palette and carefully considered architectural lighting, harmonizing with timber slatted panels and a statement moss wall to introduce warmth, texture, and a strong biophilic element. The furniture layout promotes flexibility and informal collaboration, supporting a variety of learning and social scenarios.
The refurbishment also includes a gaming suite, designed with a dark, industrial-inspired aesthetic. Distinctive lighting and contrasting materials create a moody, immersive environment for students.

Moving into a new office
Lovells, a leading construction company known for delivering high-quality projects across the region, wanted their new office space to reflect their professional ethos while supporting collaboration and modern ways of working. Burley Partnership designed the workspace with natural finishes, biophilic elements, and flexible meeting areas to promote wellbeing, teamwork, and efficiency, creating an environment that feels both functional and inspiring.

Dementia-friendly interiors
Burley Partnership designed Primrose Home as a purpose-built facility specifically for dementia care, carefully shaping interiors to support comfort and wellbeing. The team created a homely yet practical environment that feels safe, familiar, and uplifting for residents. They introduced a coastal theme through colour, texture, and artwork, bringing calm and a connection to nature while keeping the space fully functional for daily care and support.

Contemporary new-build homes on steep plot
The builder-developer client purchased a steeply sloping greenfield site in Exeter with outline planning consent for two modest houses but wanted to maximise their return on investment and simplify construction. Burley Partnership initially sought planning approval for three stepped dwellings, but access agreements blocked the proposal. After a clever redesign, the team secured approval for two generously sized, split-level contemporary houses, avoiding in-built retaining walls and structural waterproofing.

Barn-to-veterinary practice conversion
After sitting derelict for many decades and serving only as a roost for bats and birds, the first-floor barn space underwent conversion in a joint venture between the landlord (Powderham Estate) and tenant (Milestone Veterinary Centre). The team transformed it into a compact but well-equipped satellite veterinary branch. Located above an occupied ground storey within the Powderham Country Stores complex, the project navigated Grade II listed status and ecological restrictions, making it a complex yet highly satisfying full-services assignment.

Contemporary, eco extension
Burley Partnership designed a contemporary infill extension in the heart of historic Chudleigh, within the local Conservation Area, creating a large, open-plan family living and dining space linked to the existing kitchen. The team secured planning approval for a modern, split-level design featuring Western Red Cedar cladding, a Sedum green roof, and a large feature skylight, then built the extension on budget. The project earned a shortlist spot in the 2015 LABC Awards and featured in SelfBuild & Design magazine.

Traditional semi-detached houses
The client acquired the site with outline planning permission for two dwellings on the side plot of a large corner house in Exeter. The team designed a pair of semi-detached dwellings that mirrored the proportions and features of the surrounding 1930s semi-detached houses along the public domain, while providing modern, open-plan living accommodation inside.
